A Level 2 survey (HomeBuyer Report) is less detailed than a Level 3 survey (Building Survey) and comes with a market valuation and a rebuilding cost for insurance purposes – but does not include repair solutions or costs. It will still highlight defects and make recommendations for further investigations – yet it is not usually suited to properties over 100 years old, of a complex nature or properties in poor or dilapidated condition.
A Level 3 Survey can include estimated costs of remedial works and repairs where agreed at extra cost. This survey report is approximately 30+ pages in detail. Market valuations and rebuilding costs for insurance purposes can be added to building surveys for an additional fee.
All survey reports are carried out using the RICS report format, ‘traffic light’ defect ratings and come with defect photographs in the report. We can only send out hard copies of reports at an extra cost, as with defect photographs reports can be 60+ pages.
